Times Square, a renowned Grade A commercial building complex with a rich 30-year history, has recently been spotlighted through the pioneering application of iPaintAI, Building Information Modelling (BIM), Geographic Information System (GIS), Internet of Things (IoT), QR codes and related best practices. This groundbreaking endeavour has been recognised and celebrated, with accolades awarded to the brilliant minds behind the project.

At the core of this remarkable achievement is the innovative iPaint technology, which features high solar reflectivity and mid-infrared emissivity. By applying iPaint to the water pipes, the loading of the Heating, ventilation, and air conditioning (HVAC) systems has been significantly reduced, leading to substantial energy savings. The real magic happens when iPaint is synergistically combined with AI technologies, as well as incorporating GIS data, IoT sensor measurements and Building Management System (BMS) data, resulting in the revolutionary iPaintAI. This cutting-edge integration optimises cooling tower setpoints, striking the perfect balance between energy efficiency and the comfort of Times Square's customers and tenants.

 

Best practices – BIM, GIS, RCx, CoP, and Energy Audit

 

Complementing the iPaintAI technology, several other best practices were implemented to maximise the energy-saving potential at Times Square. A comprehensive BIM model of the mechanical plant was developed, streamlining management processes and ensuring efficiency. The scheduled Retro-commissioning (RCx) programme aims to optimise the performance of the plant. To guarantee compliance with industry standards, meticulous thermal performance evaluations of the cooling tower are conducted following the Code of Practice for Fresh Water Cooling Towers. Furthermore, an energy audit was performed in 2022 in adherence to the Building Energy Efficiency Ordinance, thereby solidifying Times Square’s commitment to sustainable practices.

Ir Lau Hoi Fung, Technical Director at EnerRight Intelligent Ltd, brings invaluable expertise to the table. Ir Prof Tso Chi Yan, Associate Professor at City University of Hong Kong, contributes his extensive knowledge and research prowess. Dr Chan Ka Chung, Research Assistant Professor at The Hong Kong Polytechnic University, lends his scientific insights and innovation. Lastly, Ir Leung Chi Fai, Technical Manager at Times Square Ltd, provides invaluable on-the-ground expertise to ensure seamless implementation and operation.
